Without further ado - let's jump into several FHA home loan secrets.
Secret #1 - You Can Combine With My Down Payment Assistance Program
The great thing about the fha loan - is that if you *do not* have a down payment yourself - you can either get a gift from: parents or another relative, an employer, an approved charity group, or a government home buyer program.

Secret #2 - You Can Have a Lower Credit Score Than a Conventional Loan
You do not need to have "perfect" credit for an FHA loan. In fact, going with an FHA loan will allow you to have had a bankruptcy, foreclosure, short sales, dings on your credit report, and have a lower middle credit score than what a conventional loan will allow.
Secret #3 - You Can Put Down Just 3.5% Up to a $753,250 Loan Amount
So, unlike a conventional loan that will only allow you 3% down up to a $548,250 loan amount - and FHA loan will allow just 3.5% down up to a $753,250 loan amount - that's over $200,000 *more* for a sales price.
Secret #4 - It's Not Location Specific
Unlike the USDA Loan where you need to live on the outskirts of San Diego county - going with an FHA loan means you can buy anywhere you want. Just keep in mind you need to live in the property, it's livable (no fixers), and if you are buying a townhome/condo - it needs to be on this list.
Secret #5 - You Can Refinance to a Lower Rate within 7 Months
If it so happens that mortgage rates have dropped since you bought - if you make 6 consecutive payments, 210 days have passed since your last loan closed, and you have not missed a mortgage payment - you might be primed and ready to go to do an FHA Streamline refinance.
